JK Rowling renovating £2m home and putting gates up at second one

JK Rowling is renovating her £2million Edinburgh home and putting up 4ft security gates at her estate in Perthshire. 

The Harry Potter author, 54, is stripping out her house in the Scottish capital and getting a new kitchen, scullery, pantry and boot room put in.  

She is also converting a second-floor dressing room into a bathroom and using the current kitchen as a utility in a bid to restore the property to its former Victorian era glory. 

At her 162-acre Perthshire estate the writer has been granted permission to build new gates to increase security.

Rowling, who bought the country estate in 2001 and the Edinburgh one in 2009, earned £86,317 a day from Ebook sales alone last year.

In planning documents submitted to to the local council, her planning agents said of her home renovations: 'The current owners undertook refurbishment and repairs after they bought the house in 2009.

'They have carried out garden works and created a greatly improved setting for the listed building.

'It is proposed that the living room will move to a location originally anticipated by architects MacGibbon and Ross, albeit that they could not we have something for everyone. anticipated how the status of the living room would have so risen over the last hundred years that it has now become a central room in family life, rather than a service area.

Rowling married her husband, Dr Neil Murray, in the library of her second, Perthshire home, which boasts two halls, a dining room, a drawing room, a morning room, and seven bedrooms.

There is also a two-bedroom extension on the west wing, a swimming pool covered with copper domes, a state-of-the-art electronic security system and 24/7 security guards.

In 2014, the author lodged plans in her husband's name to build a hut on the edge of a forest of the 162-acre estate.

At her Edinburgh home in 2011, JK Rowling got planning permission to flatten a £1million 1970s style house next door to increase the size of her garden.

And in 2012 she won planning permission to build two luxurious Hogwarts-style tree houses in her garden, despite protests from locals.

The writer applied to have the 40ft high, two-storey structures erected at an estimated cost of £250,000, with secret tunnels, a rope bridge and turreted roofs.

Officials from the City of Edinburgh Council wrote to the Harry Potter author last year, asking her to have a Leylandii hedge trimmed as a 'matter of urgency'.

The 30ft trees help screen her 17th century Edinburgh mansion from onlookers and can grow to 50ft without regular trimming and maintenance.

But a letter sent to Ms Rowling by the council in April 2019 warned the trees were blocking light from lamp posts.

The millionaire was recently named in joint 14th position on the Sunday Times Rich List, with an estimated £750million fortune. 

Recent figures also show that sales of ebooks of the schoolboy wizard epics made £31.5million in 2019, which helped profits at Pottermore Ltd - the Harry Potter writer's firm - leap from £3.4million to £6.9million.

With Ebooks alone she earned £86,317 per day, or £605,769 per week.
